Home    When thinking of the perfectly converted barn in Upstate NY, the dream is of The Barn at Winterberry Pond. Completely renovated in 2022 with a flawless modern aesthetic, this practically new home is sure to impress. Walk through the front doors to a wall full of windows on your right. Step into the large open area which includes the living room and eat-in kitchen. The bathroom is covered in tile and stunningly appointed. Sun-drenched at all hours of the day, the open floorplan provides ample space to easily converse while cooking and sipping on some rosé. Vaulted ceilings keep the space feeling bright and airy as well.

Land    The Barn is set back off the road for privacy. There are a number of mature trees on the 7+ acres prime for exploring. Finish off the evening in the very private hot tub with your favorite cocktail. The cleared large yard provides plenty of space to enjoy outdoor fun. Lots of summer afternoons are spent rowboating out on the private pond, with plenty of wildlife to excite and entertain.

Use   While The Barn was mostly used as a gathering place among friends and family, it also provided to be a successful short-term rental when made available. To make the transfer seamless, the current owner is offering for the furniture to be negotiated as part of the sale or purchased separately with the exception of a few items that hold sentimental value. Additionally, the groundskeeper as well as his wife who provides cleaning services have offered to stay on for the next owner.

Surroundings    Sullivan County is known for its bounty of quaint lakes, mighty reservoirs, and quick access to the Delaware River for white water rafting, canoeing, and fly fishing. Less than 10 minutes away from downtown Roscoe and less than 15 minutes from downtown Livingston Manor, you’re a quick drive to essentials, restaurants, antiquing, vintage shops, home goods, retail, and morning coffee with plenty of options to choose from. The Upper Sullivan corridor is best known as the Western gateway to the Catskill Mountains (NYS "forever wild" land) with an abundance of outdoor exploration accessible to all levels of hikers. Its arguably more substantial claim to fame is Upper Sullivan is host to some of the best fly fishing in the country – so much so that Roscoe’s nickname is Trout Town USA and Livingston Manor hosts a trout parade annually. You can stop in at the nearby Catskill Fly Fishing Museum to learn all about it! Fishing not your jam? No worries – these prized creeks and rivers are also some of the best spots for water sports such as kayaking and white water rafting, as well as finding hidden swimming holes and waterfalls. Grab some upstate favorite local brews at Catskill Brewery or Upward Brewing. (Pro tip: Take the hike up the mountain with your beer or sit in front of the fire pit equipped with a pond and mountain view!) On nights that the group is feeling too lazy to cook, there is a plethora of options: Fancy supper at The DeBruce, who were James Beard semi-finalists this year. Live in carb heaven at Northern Farmhouse Pasta who made their pasta with 100% local NYS-grown wheat flour. In the morning, head to the Neon Croissant for breakfast sandwiches or brunch at Spotted Cow Cafe & Grill. Grab a cocktail at The Junction, Arnold House, Do Good Spirits, or the Club Room at the DeBruce. In the winter months, take the 20-minute drive to Ski Hill & Chalet at Villa Roma Resort for skiing, snowboarding, and tubing – a bit further, Hunter and Belleyare Mountains offer additional slopes. Nearby downtowns include Callicoon (Catskill Provisions Distillery, Seminary Hill Orchard & Cidery, the very Wes Anderson-equse Callicoon Theater, Grizzly Bagels, Bà & Me, The Callicoon Pantry, The Western Inn & Restaurant, Spruce Home Goods), Bethel (Bethel Woods Center for the Arts - the original location of the Woodstock Festival!, Java Love Coffee, Catskill Distilling), Liberty (Walnut Mountain Park, another very Wes Anderson-equse spot called Town & Country Antiques, New Muson Diner, Sweet Basil Thai, Yiasou Cafe), Monticello (YO1 Health Resort, Worlds Resort Casino, Monticello Raceway, Kartrite Indoor Waterpark) – all of which are super accessible and provide a number of restaurants for just about any cuisine you're craving, nightlife, individual farmers markets, and classic Upstate NY diners. Getting There     The Barn is conveniently located less than 10 minutes off of the highway (Route 17 which brings you to Western NY) and only 1 hour and 50 minutes to the George Washington Bridge. Tourism bus lines are available right in town also less than 10 minutes away.
